Zwei große Zimmer zur Zwischenmiete (Aug/Sep26-Mai27)

Zu vermieten sind zwei große Zimmer je ca. 20qm, die als zwei Schlafzimmer oder ein Wohn- und ein Schlafzimmer genutzt werden können. Die Wohnung hat auch eine volleingerichtete Küche, ein Badezimmer mit Waschmaschine, einen kleinen Flur und einen Balkon. Die Miete beinhaltet alle Nebenkosten, Strom und Internet. 500€ für ein Zimmer, 1000€ für beide.

Das Haus ist sehr ruhig (ältere Nachbarn), daher wäre es wichtig, dass du /ihr auch ruhige und saubere MieterInnen seid und euch gut in die Hausgemeinschaft integriert.

Ich bin ab August im Sabbatjahr und vermiete 2 der 3 Zimmer meiner Wohnung möbliert unter. Du solltest bereit sein, für mindestens 7 der 9,5 Monate verbindlich einen Mietvertrag zu unterschreiben, da ich zwischenrein nicht plane, nach Hause zu kommen.

Ein drittes, weiteres Zimmer bleibt für meine Klamotten etc. unbewohnt.

Solltest du/ihr einige meiner Möbel nicht nutzen wollen, gibt es die Möglichkeit, sie unter dem Dach unterzustellen. HIerfür bräuchte ich allerdings deine/eure Hilfe zum Hoch- und wieder Runtertragen.

Die Lage der Wohnung ist perfekt.
3 min zur U-Bahn (U3, U8), 8 min zur S-Bahn (S1,2,3) und 10 min zur anderen U-Bahn (U14) bringen dich schnell überall hin.
Parken geht mit Anwohnerparkausweis vor der Haustüre, ansonsten 3 Straßen weiter.
Die Schwabengalerie mit allen EInkaufsoptionen ist zu Fuß oder mit dem Bus in wenigen Minuten erreicht.

Two spacious rooms (approx. 20 sqm each) are available for rent. They can be used either as two separate bedrooms or as a living room and a bedroom. The apartment also features a fully equipped kitchen, a bathroom with a washing machine, a small hallway, and a balcony. The rent includes all utilities, as well as electricity and internet: €500 for one room or €1,000 for both.

The building is very quiet, with mostly older neighbors, so it’s important that you are a considerate, clean, and quiet tenant who will fit well into the community.

Starting in August, I’ll be on sabbatical and will be subletting two of the three rooms in my furnished apartment. I’m looking for someone willing to commit to a rental period of at least 7 out of the 9.5 months, as I don’t plan to return during that time.

The third room will remain unoccupied and will be used to store my personal belongings.

If you don’t need some of the furniture, it can be stored in the attic—though I would appreciate your help carrying it up and down.

The location is excellent: just 3 minutes to the U-Bahn (U3, U8), 8 minutes to the S-Bahn (S1, S2, S3), and 10 minutes to another U-Bahn line (U14), making it easy to get anywhere in the city. Parking is available right outside with a resident permit, or otherwise about three streets away. The Schwabengalerie, offering a wide range of shopping options, is only a few minutes away on foot or by bus.
